What Does an End of Lease Clean Include in Queensland

An end of lease clean in Queensland covers every surface a property manager checks on exit inspection: oven interior, rangehood filter, inside cupboards, bathroom grout, shower screen, window tracks, skirting boards, and all floor surfaces. It is a systematic reset to entry condition, not a thorough tidy.

An end of lease clean in Queensland covers every surface a property manager checks when assessing whether the property meets the condition it was in at the start of the tenancy. That means the oven, the rangehood filter, inside every cupboard and drawer, bathroom grout, shower screen, window tracks, skirting boards, light switches, door frames, and all floor surfaces. It is more than a thorough tidy. It is a systematic reset to a standard that satisfies a formal inspection.

In Queensland, the Residential Tenancies and Rooming Accommodation Act 2008 requires tenants to leave the property in the same condition as it was at the start of the tenancy, accounting for fair wear and tear. The Residential Tenancy Authority provides guidance on what that standard means in practice. An end of lease clean that misses items the property manager checks means a failed inspection and a re-clean at the tenant's cost.

What an end of lease clean includes

The scope is defined by what a property manager assesses during the final inspection. Surfaces that are missed come back as items on the exit condition report, and addressing those after the inspection costs more time and money than getting them right the first time.

Kitchen: Oven interior, griller, oven racks, rangehood including the filter, all benchtops, sink, tapware, all cupboard interiors and drawer interiors, splashback, dishwasher interior if present, microwave interior, and all appliances wiped externally.

Bathrooms: Toilet including the base, cistern, seat, and behind the unit. Shower including glass, grout, tiles, and the floor. Bath if present. Sink and vanity including the underneath. Exhaust fan vent. Mirror. All tapware descaled.

Throughout: All floors vacuumed and mopped. Skirting boards hand-cleaned throughout. Light switches and power points. Door handles. Window sills and tracks including sliding door channels. Blinds and window coverings wiped. Ceiling fans if present. All cupboard and wardrobe interiors.

Walls and surfaces: Spot cleaning of marks on walls. Glass and mirrors throughout. High surfaces including tops of door frames and picture rails.

Room-by-room breakdown

Kitchen is where most failed inspections start. The oven is the most commonly failed item on a Queensland exit condition report. It is also the most time-consuming, typically 45 minutes to an hour on its own for a standard oven that has not been cleaned in over six months. The rangehood filter is the second most commonly failed item. Most tenants clean the rangehood itself but leave the filter, which is often heavily grease-coated. Agents check the filter. A greasy filter fails.

Inside cupboards and drawers fail inspections more often than people expect. Agents open them. Crumbs in a drawer, grease on a shelf near the cooktop, and residue in the back of a pantry cupboard are standard inspection items.

Bathrooms require attention to grout as well as the visible surfaces. Grout that has mould or discolouration from mineral build-up is a common failure item on the exit condition report, particularly in bathrooms with inadequate ventilation during the tenancy. Shower screens with heavy water spotting that has hardened are another common failure. These respond to the right treatment and dwell time, but not to a fast wipe.

General areas where things get missed: light switches in kitchens and around frequently used doors, behind and under furniture if present, the inside of the letterbox if accessible, the garage if present, and outdoor areas including patios and balconies that are part of the leased premises.

What property managers check in Queensland

Property managers in Queensland conduct exit inspections against the entry condition report completed at the beginning of the tenancy. The items most commonly raised in Queensland exit inspection reports are, in approximate order of frequency: oven interior, bathroom grout, shower screen, rangehood filter, inside kitchen cupboards, window tracks, skirting boards, marks on walls, and floor cleaning in kitchen and bathroom areas.

These are not obscure items. They are surfaces that have accumulated grime during a normal tenancy and require deliberate cleaning attention to return to entry condition. A regular fortnightly clean during a tenancy significantly reduces the gap between the current state and entry condition at the end of the lease, but it does not replace the deep clean scope that the final inspection expects.

See what is included in a professional deep clean for a full breakdown of the deep clean scope that overlaps with end of lease requirements.

How long it takes

For a standard two-bedroom apartment, a professional end of lease clean with a two-person team takes three to four hours. A three-bedroom house takes five to seven hours. A larger property or one that has not been cleaned to a regular standard during the tenancy adds time.

The oven is the single largest time variable. An oven cleaned regularly during the tenancy takes twenty to thirty minutes. An oven that has not been cleaned in the full duration of the tenancy can take ninety minutes or more. We ask every end of lease client about the oven before quoting because the answer changes the price and the time significantly.

Carpet cleaning is sometimes a separate requirement on the exit condition report. Professional carpet cleaning is not typically included in a standard end of lease clean and should be booked separately if the entry condition report noted professionally cleaned carpets.

The last minute booking

A tenant called us the day before their final inspection after their original cleaner cancelled. We rescheduled two jobs to fit them in. The inspection passed first time. They left a five star review and booked us for their new place the same week.

That is not unusual. End of lease cleans often come at the end of a stressful move when other plans have fallen through. We keep some availability for short notice bookings, but the limit is real. A full team committed to a property the following morning is easier to arrange three days out than the night before.

Bond cleaning is not a DIY job

Most tenants who attempt their own bond clean underestimate what agents actually check. Skirting boards, tracks, inside cupboards, oven racks. A professional bond clean with a re-clean guarantee removes that risk entirely.

The most common pattern: a tenant spends eight hours cleaning and still fails the inspection on three items they did not know were on the checklist. A re-clean at the agent's direction is then required before the bond can be released. The cost in time and stress is higher than the original professional clean would have been.

A professional end of lease clean also comes with a re-clean guarantee on most bookings. If the inspection raises an item we covered, we address it.

See how to prepare your home before the cleaners arrive for what helps a bond clean go faster and reduces the risk of missed items.

When we are not the right fit

If you need a clean completed within 24 hours and have not already discussed availability with us, confirm we can fit it in before counting on it. We try to accommodate short notice but cannot guarantee a full team on the same day.

If the property has significant damage beyond cleaning scope, such as mould through walls, failed caulking, or items that require a tradesperson, cleaning will not resolve those for the inspection.

If carpet cleaning is required by the exit condition report, that needs to be booked as a separate service. We do not include carpet cleaning in our standard end of lease scope.

Frequently Asked Questions

What does an end of lease clean include in Queensland?

An end of lease clean in Queensland covers the full property: kitchen (oven interior, rangehood filter, inside cupboards), bathrooms (grout, shower glass, toilet base), all floors, skirting boards, window tracks, light switches, door frames, and all rooms throughout. It covers every item a Queensland property manager checks on exit inspection. A standard two-bedroom unit takes three to four hours with a professional team.

Do I need a professional end of lease clean in Queensland?

You are not legally required to hire a professional, but the Queensland exit inspection standard requires the property to be returned in the condition it was received. Most tenants who clean themselves still fail on specific items they were not aware agents check, such as the rangehood filter, inside cupboards, and window tracks. A professional clean with a re-clean guarantee removes that risk.

How long does an end of lease clean take?

A two-bedroom apartment takes three to four hours with a two-person team. A three-bedroom house takes five to seven hours. The oven is the largest time variable: an oven cleaned regularly takes twenty to thirty minutes; one not cleaned during the tenancy can take ninety minutes or more. We ask about the oven before quoting for this reason.

Does an end of lease clean include carpet cleaning?

Not in our standard scope. Carpet cleaning requires specialist equipment and is booked separately. If the entry condition report notes professionally cleaned carpets, the exit inspection will expect the same. Book carpet cleaning as a separate service before the exit inspection.

What happens if the exit inspection finds something that was missed?

On our end of lease cleans we offer a re-clean on items we covered in the scope if the inspection raises them. We ask for the exit condition report and address the items raised promptly. This does not cover damage or items outside the clean scope.
